Living in the Gardens

GNHCA offers attractive benefits to mature adults who are interested in having most of the outdoor maintenance services provided as part of our homeowners' association dues.  These services are provided for all common areas, which include the areas around each condominium building. However, they are limited to the amount of funds available in the annual budget for lawncare, utilities, and maintenance spending.  Any addition or change to landscaping and maintenance requires approval by the Board of Directors and would be at the owner's expense to install and maintain it.

  • In-ground irrigation systems for lawns and landscaping
  • Lawn maintenance - grass cutting, trimming, weed and fertilizer treatments
  • Landscape pruning and weeding
  • Water for irrigation and maintenance of the systems
  • Garbage and recycling service
  • Streetlights throughout the neighborhood
  • Snow and ice removal on the streets
  • Common area tree maintenance

The homeowners' association budget also has administrative expenses that are provided for in the homeowner's fee, and an annual contribution to the capital reserve fund.  The association is required to maintain a reserve for future expenditures, (like roof replacement and building repairs) on infrastructure maintenance.  The homeowner fee is calculated based on building unit features and square footage of each condo, as outlined in the Declaration of Covenants, Conditions and Restrictions. 

The average Gardens of Notting Hill Condominium Association annual dues for operations and capital fund contribution per unit ranges from $3,267 to $4,4962. Our residents are also required to contribute to the Notting Hill Homeowners' Association annual dues, currently set at $700 per unit per year.
